CHDC is actively advancing adopted community planning priorities through housing, homeownership, preservation, resident engagement, and responsible development partnerships. Here is what we are building right now in Cherry Hill, Baltimore.

The Blight Reduction Homeownership Initiative (BRHI) is one of CHDC's most direct responses to vacancy and blight in Cherry Hill. Through BRHI, CHDC develops vacant and blighted properties into quality, affordable homes for Cherry Hill families seeking homeownership.
BRHI addresses two critical community needs simultaneously: reducing the physical blight that undermines neighborhood stability and expanding the supply of affordable homeownership opportunities for Cherry Hill residents.
Currently, 3 homes are in active development through BRHI, with 2 completed in 2026 and available for income-qualified buyers. Each home is designed with affordability, buyer readiness, and financing access in mind so that homeownership is practical and sustainable for income-qualified buyers.

Patapsco Pointe is a transformative mixed-income residential development in Cherry Hill that will significantly expand housing options for residents at multiple income levels. CHDC serves as local development lead and community steward, working with qualified development partners to ensure that the project reflects the priorities and values of Cherry Hill residents.
The Patapsco Pointe development represents a major investment in Cherry Hill's housing stock — bringing new construction to a neighborhood that has historically been underserved by private development. The mixed-income model is designed to serve a range of Cherry Hill families, from those with the greatest housing need to those seeking market-rate options.
CHDC's role in Patapsco Pointe reflects our broader commitment to community development: ensuring that neighborhood investment is guided by resident priorities and delivers lasting benefit to Cherry Hill families.

Cherry Hill has a significant population of longtime homeowners — residents who have owned their homes for decades and whose investment in the community is the foundation of neighborhood stability. The Legacy Homeowner Repair Initiative was created to protect that investment.
Through this program, CHDC and its partners provide critical home repair assistance to longtime Cherry Hill homeowners who lack the resources to address deferred maintenance, structural issues, or safety hazards. Without timely repair support, some longtime homeowners may face increased risk of instability, code issues, foreclosure pressure, or forced sale. Through this initiative, our Legacy Homeowners are afforded the opportunity to age gracefully in their homes.
To date, 13 homeowners have received repair assistance through the Legacy Homeowner Repair Initiative. Each represents a family whose connection to Cherry Hill — and whose equity — has been preserved.
Looking Ahead
As CHDC completes active projects and builds organizational capacity, the organization continues to evaluate future housing, preservation, and community development priorities consistent with adopted plans, community needs, available resources, and governing approvals.
CHDC continues to prioritize strategies that help longtime residents remain stable in Cherry Hill — through repair assistance, anti-displacement tools, and community-controlled affordability.
CHDC continues to support pathways that expand access to sustainable, income-qualified homeownership for Cherry Hill families.
